Mold Inspection and Testing Cost
A professional mold inspection typically costs $300 to $1,000, and testing alone runs about $250 to $500. Larger homes, more samples and lab analysis move the price toward the top of that range.

Inspection vs. testing: what you pay for
An inspection is the visual and moisture survey: where mold is, why it’s growing and how far it has spread. Testing means taking samples that a lab analyzes. Many inspections include a few samples, and some don’t need any. Typical national figures, from Bob Vila’s cost guide:
| Service | Typical range |
|---|---|
| Mold inspection | $300 to $1,000 |
| Mold testing only | $250 to $500 |
| Air sampling | About $250 to $350; advanced tests up to $700 |
| Swab or surface samples | About $200 to $300 |
| HVAC air or tape samples | Adds about $50 to $75 |
| Smaller home inspection | About $300 to $400 |
| Home over 4,000 sq ft | About $700 to $1,000 |
| DIY test kit | Usually under $40 |

Do you need testing at all?
If you can see mold, you usually don’t need a test to confirm it. Remediation is planned around the size of the growth and the moisture source, not the species. Testing earns its cost when:
- There’s a musty smell but no visible growth, and you need to know whether it’s hidden in walls, ducts or the crawl space.
- You’re buying or selling and need documentation.
- Remediation is finished and you want clearance testing to confirm the area is back to normal.
- A landlord or tenant dispute needs an independent report.
Are DIY mold test kits worth it?
Settle-plate kits that sit open on a table almost always grow something, because mold spores are present in all indoor and outdoor air. Without an outdoor comparison sample and a lab count, the result doesn’t tell you whether your house has a problem. They’re cheap, but they rarely answer the real question.

Independent testing
Many homeowners prefer an inspector who doesn’t also do the remediation, so the person measuring the problem isn’t paid to fix it. This matters most for clearance testing after the work is done.
When it needs a professional
For a hidden smell, a real estate deal or clearance after cleanup, a professional inspection with lab-analyzed samples is the reliable route. See what a mold inspection and testing visit covers, or what remediation costs if mold is confirmed.
Mold testing cost questions
Is testing for mold expensive?
Usually a few hundred dollars. Most homes fall between about $300 and $1,000 for an inspection with samples.
Is a mold inspection worth it?
When there’s a smell without visible growth, before a home purchase, or after remediation, yes. If mold is visible and the source is obvious, the money is often better spent fixing it.
How can you test for mold in your house?
A professional takes air samples inside and outside for comparison, plus surface samples where growth is suspected, and sends them to a lab. Moisture meters and thermal cameras help find hidden growth.
Does a home inspection include mold?
A standard home inspection notes visible signs of moisture and mold but doesn’t usually include sampling. Mold testing is an add-on.
